Without a proper management plan, roofs are frequently overlooked until they are beyond a maintainable condition and require complete replacement, thus costing you more. Poor management can also increase the likelihood of moisture getting into the roof system or building, which can lead to a greater chance of interior damage, equipment damage, down time and, in some cases, an increased chance of mold. Any of these conditions can result in a crisis management situation with higher than necessary cost implications.

Amtech Building Sciences has developed a web-based roof management program to help our clients achieve the desired design life of each roof system through assessments, proper roof maintenance and roof replacement. The relevant information can be viewed in several formats to allow you more options in report presentation and data review and is available 24 hours a day from any computer.

The following features are available with this system:

• AutoCAD Roof Plan drawings for identification, location, inspections, recommendations and references


• Digital photographs for illustrative purposes


• Budget tabulation for both O&M and Capital Improvements


• Warranty and other relevant historical data


• Hierarchical approach allows users to analyze their roofing needs for their entire inventory of buildings or micro view of each roof sector

To help you with this system, we'll first gather historical data, scan documents and develop a roof inventory. Then we'll develop CAD roof plan drawings and conduct initial audits and photos. Next, we'll input data into the Roof Asset Data And Reporter (RADAR) information system. Findings and recommendations will then be reported. The final steps are to maintain the database at Amtech's offices and conduct periodic update audits.
